Plans submitted for high quality office revamp in city centre

A PLANNING application has been submitted for the conversion of the buildings at 67-75 Mosley Street in Manchester into high quality office space and retail and leisure use.

The blueprint has been tabled by Manchester City Council by London-based real estate investor and developer Boultbee Brooks Real Estate for the 66,156sq ft development to be managed by OBI Property and designed by PRP.

The application brings the two buildings together into one address – 75 Mosley Street.  Access to the offices will be via a new central reception and a new 7,189sq ft seventh floor will span across both buildings and includes a small terrace.

James Whitcher, at BBRE said: “67-75 Mosley Street presented a great opportunity for us to bring the buildings together into one address.  We’re very pleased with the design by PRP and look forward to seeing the buildings brought back to life as 75 Mosley Street.”

At ground level, the Bank of China which occupies 2,788 at 67 Mosley Street, will be staying throughout the works and beyond.  

The remaining 2,549sq ft retail units fronting on to Mosley Street will be refurbished and OBI Property are already in discussions with a tenant to take the space.  

Two new retail/leisure spaces of 3,512sq ft and 2,281sq ft will be created on the Nicholas Street side of 75 Mosley Street, facing the art gallery.

Andrew Cowell, transactions and asset management, OBI Property, said: “75 Mosley Street is a fantastic scheme, bringing over 50,000 sq ft of new work space which stands apart from other Manchester schemes.  Its close proximity to the rejuvenating St Peter’s Square means we’ve already received very positive interest in both the retail and office space.”

The offices above will be refurbished to Cat A specification and will include exposed services.  The East Wing (formerly 73 Mosley Street) will comprise 17,050sq ft over six floors, while there will be 28,221sq ft of offices over six floors in the West Wing (formerly 75 Mosley Street).

The exterior of 73 Mosley Street will be removed and replaced with a new anthracite zinc façade and will include floor to ceiling height windows while the original Portland Stone exterior of 75 Mosley Street will be fully repaired and restored.

Fiona Sadler, associate, PRP said:  “75 Mosley Street is a truly individual building in Manchester, built in 1964.  It’s Portland Stone façade is wonderful and we’re really pleased we are able to repair and restore it as part of the development.”

Zerum is providing planning advice to OBI Property and PRP, the other design team members are: Stephen Levrant Heritage Architecture; structural engineers Tier and services engineer Reds.  If planning is received work should start on site in autumn and be complete for summer 2017.
