Dragonfly lands prestigious £2.5m city centre contract

INTERIOR fit-out specialist Dragonfly Contracts has been appointed to complete phase two of the £2.5m transformation of the distinctive building 31 Booth Street in Manchester.

The Manchester company has beaten off competition from three rivals for the refurbishment of the historic building.

Dragonfly will be responsible for sequencing extensive building works, external works and mechanical engineering as well as installing all flooring, ceilings, walls, toilet blocks, and mechanical and electrical works to the building.

The project will also see the creation of a new reception entrance and the conversion of the car park basement to retail/restaurant space.

Recent projects include the Pullman Hotel in Liverpool and Manchester’s Central Library and Town Hall redevelopment which recently scooped a RIBA North West Award.

In addition, the company recently announced its appointment as principal contractor for the £8m refurbishment of Manchester’s landmark development, ‘neo’ – formerly Bank House.
 
Dragonfly successfully completed phase one of the 31 Booth Street project, the strip out phase, in May.

Dragonfly director, Joe McKenna said: “Phaseone consisted of a full strip out of seven floors of the building, which was both extensive and time sensitive.  

“We filled a skip every single day for eight weeks and the busy location of the property meant that ensuring the safety of the general public was paramount. Roofing and external works required a full scaffold of the building which we had to co-ordinate with surrounding properties and Manchester City Council.”
 
Property owners, Helical Bar and project managers, Savills, tendered phase two out to four companies, including Dragonfly.
 
Dragonfly’s commitment to the programme, understanding of the building and innovative valued engineering were key to being awarded the project.

Nick Taylor, director at Savills said: “Dragonfly’s open and diligent approach together with their competitive pricing has allowed them to build on the successful completion of the enabling package with the award of the refurbishment package. We look forward to working with them to deliver a successful scheme to the market in early Q4 2016 for our clients Helical Bar.”

The development will include a reception area, restaurant and roof top terrace and is due to be completed in October.
