Plans for £150m City View scheme submitted

A PLANNING application for a massive £150m four-tower residential scheme in Salford had been submitted to the city council.

Architectural firm Fletcher Rae, which is leading the Vivere Group build, has tabled the scheme for 525 homes over nearly 600,000sq ft  to be known as City View in a series of blocks 26, 16, 10 and eight storeys high.

The scheme will include 488 apartments – 121 one bed, 181 two bed and 189 three-bed apartments; 37 three bedroom townhouses; 150 car parking spaces; 200 secure cycle parking spaces and a private sky garden above ground level with seating areas.

There will also be a residential lounge, gym coffee shop and concierge on the ground level.

City View will be on Regents Road. Fletcher Rae joint managing director Andrew Rae said the development would link to the existing community infrastructure and adjacent developments.

He said: “This Proposal is intended to repair the severed link that exists between these communities and developments and create a much needed activity node for movement between these key places in the city.”

Fletcher Rae also say it has taken a year or preparation to reach the planning application stage because of the magnitude of the scheme.

Vivere Group was advised by Indigo Planning. David Green, director of Vivere, said: “The City View development will tie in with the Middlewood Locks masterplan, the Whilburn Wharf project and the One Regent Road scheme.

“The site sits at the gateway of Manchester and will give a very impressive appearance to visitors and residents entering the city from the east via Regent Road.”
 
Nick Fillingham, associate director at Indigo Planning, said: “Right now the PRS markets in Manchester generally and Salford in particular are thriving, with strong demand for well-located, highly specified accommodation that is only set to grow as housing need increases.
 
“The Regent Road area is ideally situated for schemes of this kind; its existing local amenities and its location, with direct access to central Manchester, means there is ample scope to develop the area’s residential offer and increase the level of high quality rental accommodation here.”

Other members of the project team are JMP Consulting, Fabrik, Charles Andrews Consulting Engineers, REC Ltd, Christians Ltd and Alan Johnston Partnership.

The application is set to be determined towards the end of 2016, following which start on site could begin as early as spring 2017.
