Trio of former pubs up for grabs at auction

LAST orders have been called at three of Merseyside’s pubs as they go into Sutton Kersh’s December auction.
 
The Banjo, The Salutation and The Crown Vaults are former public houses which are all suitable for continued use as pubs or conversion into flats.
 
Sutton Kersh’s December auction will be one of the biggest in Merseyside in the last year, with more than 137 lots on sale.
 
Cathy Holt, associate director at Sutton Kersh, said: “It’s another big auction to end the year with some incredible investment properties both in Merseyside and further afield.

“Sutton Kersh has steadily been widening the area we work in and we are seeing an increasing number of instructions for properties in Lancashire and North Wales.  The public houses really stand out in the next auction though, because they are not only well known landmarks but offers some great potential.”

The Banjo, lot 31, is located along Queens Road in Bootle and is currently used as a public house and Bed and Breakfast. The property is in very good condition throughout and has a guide price of £130,000.  

The Salutation Public House is a three-storey corner property on Walton Road, Liverpool. The property consists of a ground floor public house together with a three-bedroom living accommodation over two floors.

The property has a guide price of £100,000 and will be sold with all fixtures and fittings; including four TV’s, a 100-inch projector and electric roller shutters.
 
Lot number 80, The Crown Vaults, is in Liverpool at 25 Kirkdale Road. The property is comprised from a public house and six self-contained studio flats. The lot has a guide price of £100,000 and when fully let has a potential rental income of £30,000 per annum.
 
There are a number of properties coming to auction outside of Merseyside including properties in Rochdale and Blackpool.

For example lot 35, a vacant two storey property comprising of a ground floor retail unit together with a one bed flat above, with a potential rental income when fully let is in excess of £9,000 per annum, while in Blackpool there is a detached home available for a guide price of just £35,000.

Sutton Kersh’s next auction is on December 15 at the Crowne Plaza, Princes Dock, Liverpool and starts at noon.
