Epic deal for JV at Wigan distribution facility

JOINT venture partners Legal & General Investment Management (LGIM Real Assets) and db symmetry have secured a 111,151sq ft deal at M6 EPIC 110, its new speculatively developed distribution facility in Ashton-in-Makerfield, Wigan, to mda.

The company, which specialises in the design, procurement, storage and distribution of marketing materials for leading brands across Europe, has taken the unit on a 10-year lease.

In addition, there is potential to expand the warehouse by a further 70,000sq ft totalling 180,000sq ft within the adjacent site area.

Set in 6.27 acres, the property is at the core of the region’s distribution market, just off junction 25 of the M6 close to the M6/M62 interchange.

M6 EPIC 110 marks the latest deal the joint venture has completed in Wigan, having developed neighbouring distribution units for Poundland and Compagnie Fruitiere.

The surrounding area is home to a host of blue-chip occupiers including: Heinz; Sports Direct; Siemens; Norbert Dentressangle; Milliken Carpets and Carlsberg.
Will Edwards, fund m anager at LGIM Real Assets, said: “I am delighted that our decision to speculatively develop a 110,000 sq ft warehouse at M6 EPIC in Wigan has been rewarded in securing an excellent tenant in mda.”

Andrew Dickman, Director at db symmetry, added: “Over the last four years, we have worked closely with Wigan Council to successfully deliver over 520,000 sq ft of commercial space in this area of Wigan.

“The letting to mda is our latest success story and we are now working on further development opportunities to meet the demand from national occupiers who are attracted to Wigan’s strategic location in the North West and its excellent labour pool.”

Wayne Chapman, managing director for mda, said: “We are thrilled to be opening our fifth base in Wigan.

“This is a major step forward for mda and will help us drive forward our ambitions for the business to expand and grow while continuing to provide excellent service to all our clients. I would like to thank Wigan Council for their support in assisting our move into the borough. In our dealings with the council we have only encountered pro-activity, pragmatism and support.”

Paul Cook, senior director within the Industrial Agency team at CBRE Manchester, joint agents for the scheme with B8RE and Moriaty & Co, said: “The new distribution facility is situated in an excellent location with the added potential for further expansion. This latest deal confirms the consistent high demand for good quality industrial accommodation within the region.”
