Units up for grabs at expanding park

Four new industrial units totalling 205,000sq ft are being marketed at the expanding Kingsway Business Park near junction 21 of the M62 near Rochdale.

Acting on behalf of Ropemaker, the industrial and logistics team at Colliers International, JLL and P3 are jointly marketing the units at the park.
 
The agents are now seeking potential occupiers for the units on John Milne Avenue, collectively known as Plot K.

The buildings are now complete and ready for immediate occupation. They range in size from 35,000sq ft to 40,000sq ft, 55,000sq ft and 75,000sq ft.

Each is constructed to BREEAM ‘very good’ specification with office accommodation, access loading doors and car parking.
 
The four units and the recently completed Plot H consisting of a 216,000sq ft warehouse take the total number of units on Kingsway to 14 more than 3.5 million sq ft with existing occupiers including Asda, JD Sports, e-on UK and Source Bioscience employing some 2,000 people.
 
The 420-acre business park opened in 2007 and when fully developed could accommodate a total of 7,000 jobs in up to 100 businesses.
 
Kingsway, a partnership between Rochdale Development Agency, Rochdale Council, Wilson Bowden Developments and the Homes and Communities Agency (HCA), offers immediate access to junction 21 and public transport links strengthened by having its own Kingsway Metrolink stop and a dedicated bus service for workers.

Paul Hillier, real estate investment manager at BP Investment Management, which is funding the development, said: “Kingsway Business Park is one of the best-connected logistics locations in Britain with eight million people living within an hour’s drive of the site.

“The ongoing imbalance between the limited availability of such units and increasing demand for them from logistics businesses means we’re confident of attracting a high level of interest in Plot K.”
