Construction starts on £154m Angel Gardens

Construction work has started on-site for one of the UK’s largest build to rent projects in Manchester.

Moda Living and Apache Capital Partners have appointed Carillion to deliver the landmark Angel Gardens, a 36-storey tower in the heart of Manchester, within the NOMA neighbourhood.

The £154m development includes 520,000sq ft of space with 466 premium apartments and 22,000sq ft of commercial space.

Amenities, including a gym, cinema, resident lounges, co-working facilities, restaurants, shops and a multi-use roof terrace focussing on health & wellbeing will make the Moda’s apartments some of the most desirable in the city and help cement NOMA as one of the UKs most forward thinking new neighbourhoods.

The start on-site at Angel Gardens, opposite Manchester Victoria station, marks a major milestone in the regeneration of central Manchester and the bourgeoning private rented sector in which the JV is a market leader.

The first scheme to be delivered by Moda and Apache Capital Partners comes ahead of similarly ambitious projects in Liverpool, Leeds, Birmingham, Glasgow and the South East. A UK wide pipeline of more than 5,000 build to rent homes is planned.

The announcement follows the unveiling of plans for a £115m redevelopment of the former Strathclyde Police headquarters in Glasgow after having secured planning consent for a £82m 304-apartment scheme in Princes Dock, Liverpool.

Tony Brooks, managing director at Moda Living said: “Angel Gardens will be a jewel in the Manchester skyline and make a significant contribution to the city’s housing needs through the provision of high quality rental homes.”

Sir Richard Leese, leader of Manchester City Council, said: “Having the right balance of housing is crucial to the continuing growth and success of Manchester and high quality private rented sector options are an important part of this mix. NOMA is establishing itself as a vibrant new neighbourhood and helping breathe new life into the northern fringes of the city centre.”

Alistair Asher, Co-op executive and NOMA director, said: “High-quality residential is central to our vision of creating a true work-live-play community in the NOMA neighbourhood.

“Moda Living will play a crucial role in delivering that vision by providing high quality homes for rent a stone’s throw from Manchester Victoria Station.”

John Currie, North West operations director at Carillion, said: “We are pleased to be working with Moda Living to carry out this prestigious development. Carillion has a strong presence in Manchester and has delivered several major projects in the city, which have created jobs, training opportunities for young people and supported local suppliers. The construction of Angel Gardens will continue in this vein & have a lasting impact in the City.”
