Former Cheshire manor house gets top billing at auction

A former manor house in Cheshire is set to feature as a starring lot in the latest Smith and Sons auction.

Cuddington Grange, a substantial detached property near Delamere Forest, has been refurbished and split into 11 apartments.

Smith and Sons first catalogue of 2017 is for its event at the Village Hotel in Brombrough on February 22 starting a 2pm, and includes 25 lots spread across the Wirral, Liverpool and Cheshire.

Although several of the Cuddington Grange flats require refurbishment, the sellers say the  property represents an excellent investment in a sought after area of Cheshire with the option to sell or rent the individual flats.

Chris Johnson, auctioneer at Smith and Sons, said: “Cuddington Grange is offered at a very realistic guide of £625,00 – 675,000 and represents a fantastic investment opportunity. Rarely do houses of this size, stature and location become available on the market and we anticipate plenty of interest in this particular property.”

A three-bedroomed house in Hollytree Road, Woolton, South Liverpool offers potential to refurbish, as do semi-detached houses in Graylands Road and Heygarth Road, Eastham.

Substantial houses with HMO licences in Euston Grove and Radnor Place in Birkenhead provide immediate high rental returns. Both properties have been refurbished and are in good letting positions.

Other lots include a Grade I-listed office building in Hamilton Square which is offered as a commercial investment and guided at £22,000-240,000.

A detached sandstone barn set in extensive grounds in Eastham Village Conservation Area has Planning Permission for conversion and extension to comprise a substantial four bedroomed property in large gardens.
