£3m office refurb at 20 Chapel Street under way

A £3m refurbishment programme is now underway at Liverpool city centre office building, 20 Chapel Street.

Commercial property specialist Canmoor, which purchased the freehold for the development on behalf of British Airways Pension Trustees Limited (BAPTL) last year, has taken back space from Joints and Points to make way for a significant expansion of the ground floor reception area.

The 1,300q ft expansion of the reception area will enable the newly consented café to be integrated into the entrance lobby to enhance the visibility and profile befitting a building of this stature, as well as creating a ‘break out’ amenity for tenants. The café operator is expected to be announced shortly.

The remodelled reception layout, which is due to complete in June 2017, will also accommodate security turnstiles, additional formal reception seating and a new front of house desk facility.

Further improvements are also being made to refurbish vacant floors and common areas throughout the 15-storey building, including the toilets and lift lobbies.

The refurbishment works are being carried out by Cheshire based contractor, Preferred Spaces.

Sam Walker, director at Canmoor, said: “When we acquired 20 Chapel Street last year we committed to investing in the building, which is one of the most iconic buildings on Liverpool’s skyline. We are delighted that the work is now underway and we look forward to unveiling our new look reception and café shortly.

“As we expected, demand for high quality office space in the city remains high and we have received significant interest in the available space. We currently have a number of deals in the pipeline and in excess of 30,000 sq ft under offer and we will be able to announce new tenants shortly.

“It’s an exciting time for 20 Chapel Street; we are looking forward to making further enhancements and continue to attract high profile businesses into the building.”

Completed in 2008, 20 Chapel Street comprises 155,000sq ft of Grade A office space across 15 floors.

Worthington Owen is the sole letting agent on the scheme.
