LCP offloads Warrington office building for £4.9m

LCP, one of the UK’s major property investment and management companies, has sold an office building on Centre Park in Warrington to Hillview Real Estate for £4.9m.

The 29,268sq ft Phoenix House is a striking, HQ-style office building developed by CDP Marshall.

The property is arranged over ground and three upper floors and is fully let to AB Sciex UK, Rotary Building Services and Ofcom.

Steve Carrick, investment partner at Knight Frank, said: “We are delighted to conclude a swift disposal on behalf of our client.

“We received strong interest due to the strength of the tenant covenants and the quality of the asset, offering best-in-class on the estate.

“Our client benefitted from a dearth of good quality stock currently in the market and pent up demand from investors.”

Knight Frank and Allsop acted on behalf of the vendor.

Hillview Real Estate was advised by ADS Real Estate Advisors.
