Plans submitted for phase two of £70m Atrincham scheme

Regeneration specialist Nikal has submitted a reserved matters planning application for the second phase of its new £70m residential, leisure and lifestyle quarter in Altrincham town centre in Greater Manchester.

Preliminary work on the 4.5-acre town centre site started earlier this year, with demolition and enabling works underway to allow for the construction of phase one – a building containing 59 apartments and ground floor retail space.

Phase two sees the heart of Altair take shape and Nikal’s plans include the construction of four  contemporary style buildings which will offer further high quality residential accommodation as well as leisure retail and Grade A office space.

Ninety-one one, two and three bedroom apartments will be provided, appealing to a wide range of purchaser buying at all stages of the property ladder.

Nikal says the apartments will create a stylish city centre living experience with a host of premium amenities on the doorstep. The apartments will be delivered by Nikal’s luxury homebuilding arm, Hillcrest Homes.

The residential element is complemented by 44,000sq ft of leisure retail space, 20,000sq ft of Grade A offices and a 200-space basement car park.

Surrounding the buildings will be a stunning new public realm.  This central boulevard will link the new quarter directly to the Transport Interchange as well as provide an attractive outdoor environment in which residents, workers, shoppers and diners can relax and socialise.

Manchester-based Nikal says the regeneration of the large town centre site is an integral element of Altrincham’s renaissance as a modern market town with a buoyant evening economy.

A major town centre improvement programme has included significant public realm works, a £19m tram, train and bus Transport Interchange and the restoration of the Market House into a hub for independent enterprise, attracting new restaurants, cafes and artisan retailers.

Nikal managing director Nick Payne said: “We’re excited to be sharing our vision for Altair as a dynamic and thriving new Quarter in modern Altrincham. Phase Two reveals how Altair will complement the town’s existing offering and help attract new residents, workers, businesses, shoppers and visitors from near and far.

“It’s an exciting time for Altrincham. The town centre is evolving and it has already become a popular place to live, work and socialise.

“This stylish new quarter will provide high quality but affordable new homes where values will appreciate as well as create exciting new opportunities for retailers, leisure providers and businesses looking for superior commercial space with unrivalled transport links and amenities.”

Altair has been created by Nikal in partnership with Trafford Council. The development has been designed by acclaimed Manchester architects, Stephenson Studio.

Outline planning consent for the entire scheme was granted in 2014 with a planning decision on Phase Two anticipated in April 2017.

HOW Planning advised on application. Phil Grant, principal planner at HOW Planning said: “The Altair scheme has been specifically designed to complement the existing town centre and the Phase 2 plans further enhance this objective.

“We have worked closely with our client and the council to ensure that this fantastic site continues to be delivered in a way that benefits the long term needs and desires of the town.”
