How We Work

We have agreements in place with over 35 business centre operators (and growing) across the region to allow us to publicise their offices. We are not loyal to one operator and are not paid on a retainer basis.

We visit all of their offices to understand both the area they are in, the standard of product, and the costs involved to build up a large database of properties.

Businesses contact us at the start of their search with a list of requirements. Given we have already viewed all of the offices, we can put forward a shortlist of offices that match their criteria quickly and arrange viewings. If necessary, we can accompany clients if they are unfamiliar with the area.

Should the offices be suitable and a client signs then we receive a commission or finders fee. This is the same percentage across all centres so we do not favour one location over another.

If not suitable we can re-evaluate and arrange alternative viewings at short notice based on feedback there and then on the viewing.

Why It Works

It is a simple case of economies of scale. We cover a large area and can put effort in to advertising at a broad level to find businesses looking for office space. Given the range of properties we represent there is a good chance of us finding a suitable office for a client and achieving a return on our investment.

However, an operator with one centre in a fringe location could not advertise at such a level and achieving a good return on their marketing investment is a tough ask. If we provide them with clients then the return on investment is fixed given they simply pay a commission. You do not subsidise this with higher rental as if they didn't use agents then they would have to spend the commission on their own marketing efforts.

Our Background

John Nash, Director, has over 5 years experience as a Sales Manager in the serviced office sector having worked for two serviced offices in Manchester since 2004. He knows the industry and the various operators well.

While there are existing serviced office agents, most are South East based and John felt there was a real lack of local knowledge with some agents never visiting the offices in person or understanding specific areas within the North. Offices Up North was established to fill this gap.
