Planning inspector rejects Redrow scheme for 170 new homes

A planning inspector has rejected proposals to build 170 new homes in Shropshire because of the impact the scheme would likely have on the area.

Redrow Homes, the company founded by former Wolves chairman Steve Morgan, wanted to demolish two houses in Newport so it could develop land east of Kestrel Way and Beechfields Way.

The company had appealed against the non-determination of the original planning application by Telford & Wrekin Council.

Planning inspector David Rose considered the case but dismissed the company’s appeal and highlighted that Telford & Wrekin Council had in excess of a five-year housing land supply.

Mr Rose said the proposal would have an adverse impact on the character and appearance of the locally distinct landscape, which would suffer irrevocable damage.

Mr Rose said: “I find that the very serious adverse impacts of the proposal on the character and appearance of the landscape, and the conflict with the development plan, would significantly and demonstrably outweigh the combination of acknowledged benefits.

“Accordingly, the proposal would not amount to sustainable development.  This is a decisive and compelling stand-alone reason on which to dismiss the appeal.”

The local authority has welcomed the decision.

Cllr Richard Overton, Telford & Wrekin Council’s cabinet member for housing, said: “I am sure that residents in the area of Kestrel Close will be delighted with the planning inspector’s decision to refuse this speculative and inappropriate application.

“It is also very gratifying that the inspector has noted that we have in excess of a five-year housing land supply, which can only be good for future inward investment in the borough.”
