Hodgetts implements £2.5m infrastructure works to improve viability of Core 42

Hodgetts Estates has begun a £2.5m infrastructure works programme at its 678,000 sq ft Core 42 logistics and distribution hub in Tamworth.

The infrastructure works follow the successful completion earlier this year of a new access road to the site, off the main A5.

Contractor Buckingham Group is now on site and the works are expected to take around five months to complete.

The aim is to improve the viability of the huge hub, which can accommodate three separate facilities ranging in size from 100,000 to 345,000 sq ft.

Edward Hodgetts, development director at Hodgetts Estates said: “The market resilience over the last few months has provided us with the confidence to award the full infrastructure contract for the site. With planning now in place for Core 1, it means construction can be commenced within four weeks of securing an occupier with practical completion being achieved eight months later.”

The location of the site, adjacent to Birch Coppice and close to Maritime Transport’s Birmingham Intermodal Freight Terminal (BIFT), as well as Junction 10 of the M42, are also considered key factors in the ability to attract new tenants.

When fully developed, Core 42 Business Park will have an end value in excess of £70m and could bring as many as 1,000 jobs to the North Warwickshire area.
