AG Dunedin secures new Lombard House tenant as housing group relocates

Europe’s largest housing association, Clarion Housing Group, is relocating its Birmingham office larger premises in the city centre.

Clarion is moving from its existing space at the Gee Centre in Aston to a 4,275 sq ft office suite on the seventh floor of Lombard House, which fronts Great Charles Street Queensway.

The suite has been secured on a 10-year lease at £20 per sq ft.

Landlord AG Dunedin has secured 11 tenant deals at Lombard House since taking ownership of the Great Charles Street estate in 2015. The deals, split between renewals and new leases, extend to 35,560 sq ft of space. Only one suite of 1,959 sq ft is currently available in the building.

Adam Smith, of AG Dunedin, said: “With its great views across Birmingham’s historic skyline, the seventh floor suite represents the premier space at Lombard House and we’re naturally delighted to have secured this letting to Clarion Housing Group.

“Lombard House was the first building on the estate to receive a full refurbishment, following our strategy to deliver desirable contemporary workspaces specifically suited to smaller occupiers, while enhancing and highlighting the building’s original 1930s features such as exposed pipework and parquet flooring.

“Since completing the refurbishment we have seen a sustained period of letting activity, demonstrating the continued demand within the Birmingham market for smaller, high quality suites.”

The letting was completed by GVA, which is joint agent on the building alongside LSH.

While this building is now almost fully let, AG Dunedin has applied the same level of care to the refurbishment of Charles House, on which we’ve seen a significant level of interest from potential occupiers.”

The Great Charles Street estate portfolio – comprising Lombard House, Charles House, 154 Great Charles Street and Crossway – was acquired by AG Dunedin from Aviva in 2015.
