Calthorpe Estates targets growing SMEs with new office scheme

A Birmingham landowner is turning over two of its properties to support growing SMEs in the city.

As part of the development of Edgbaston Village, Calthorpe Estates is creating new unique office accommodation ranging from 1,360 sq ft to 2,481 sq ft.

The targeted tenants for the scheme are SMEs looking to occupy open plan space in a refurbished period property with emerging retail and leisure facilities on their doorstep.

Calthorpe has invested in the upgrade of the properties to provide modern efficient floor plates combined with facilities such as comfort cooling, LED lighting, perimeter trunking and high car parking space ratios.

The office space at 10-11 Greenfield Crescent and 30 Harborne Road is based over two levels, 10-11 Greenfield is fully DDA compliant and has a lift. The accommodation can be self-contained and configured to provide larger open plan or smaller suites.

Matt Long, Portfolio Development Director at Calthorpe Estates said: “Edgbaston already has excellent transport connections to the city centre and motorway networks, these will be improved when the Metro is extended to the Hagley Road and the SPRINT connecting Quinton and the city centre come into operation in 2021.

“Easily accessible by car the office space benefits from car parking to the rear and throughout Edgbaston Village, spaces are available on separate licences.

“We have a good number of creative, professional service and healthcare organisations on the Estate and the new space will appeal to these and other potential occupiers wanting to be close to amenities, the city centre and be part of a new thriving community.”

Demand for Edgbaston commercial space has been high over the last two years and there has been limited options available through Calthorpe Estates.

In the last year Calthorpe Estates has agreed a record number of office space deals and is now looking at new schemes, including New Garden Square, to develop more than 619,000 sq ft of future office opportunities as part of creating the right mix of facilities in the area.

Calthorpe Estates has appointed Harris Lamb and Lambert Smith Hampton as agents to support the marketing of the new offices.
