Birmingham office building set for £4m refurbishment

How the new entrance to Nine Brindleyplace will look

One of the office buildings at Birmingham’s Brindleyplace development is to undergo a major facelift as part of a £4m refurbishment.

The facelift will extend to the entire 51,700 sq ft of Nine Brindleyplace, home to Free Radio, Unity Trust Bank and Odgers Berndtson.

Taking in all aspects of the building, the works will encompass both interior and exterior spaces. The main entrance will be re-clad and feature new signage and exterior lighting, while the reception will be fully refurbished with high quality finishes and new furniture.

The entrance space will be repositioned and expanded through the realignment of an existing staircase leading to the first floor, increasing the available reception floorspace and providing a stylish informal working and visitor waiting area (see below).

A first floor courtyard accessed directly from Oozells Square will be enhanced to create a sanctuary for tenants, while a private roof terrace will be developed for occupiers of the fourth floor suite.

All vacant suites will be refurbished, with exposed services taking advantage of the impressive floor-to-ceiling heights within the office spaces and a new air conditioning system will be installed to improve occupancy densities.

The estate is asset managed by Hines UK on behalf of owner clients of HSBC Alternative Investments which acquired the portfolio earlier this year.

Raj Rajput, from Hines UK, said: “When it was first launched to the market, Brindleyplace represented a sea change in thinking in terms of urban design and has become the benchmark for excellence. Now widely replicated, it was the blueprint for efficient office-led mixed-use development, incorporating commercial space with high-end food and beverage outlets on the ground floor.

“Evolution has been the key to success in the development of Brindleyplace over the last 20 years, and our aim is to continue evolving the scheme and how it fits into and meets the requirements of modern occupiers.”

There is currently only 29,500 sq ft of space currently available to let in the building across the fourth, third and part of the second floors.

Joint letting agents at Brindleyplace are Savills and GVA.
