St. Modwen completes residential land deal

Longbridge-based St. Modwen has sold a seven-acre residential plot at one of its sites in Staffordshire to housebuilder Bellway.

The housebuilder is planning to construct 119 new homes on the Bramshall Meadows site in Uttoxeter during the next phase of development.

St. Modwen’s housebuilding division, St. Modwen Homes has already built 58 new homes as part of the scheme, and has submitted a planning application for a further 116 homes.

Outline planning consent was granted for Bramshall Meadows by East Staffordshire Borough Council in December 2015. The 10-hectare site is capable of accommodating 700 new homes.

Gregg Titley, Development Director at St. Modwen, said: “The sale to Bellway is further confirmation that the wider market sees the transformation that has taken place at Uttoxeter, and wants to form part of this strategic development.

“The sale demonstrates that there is a good appetite in the marketplace from third party housebuilders for prime development land.”

As part of its commitment to the local area, St. Modwen is contributing to improvements for the surrounding highways, public transport facilities and affordable housing provisions. It will also deliver cycle and pedestrian pathways as part of the scheme, which will link the new development with existing residential areas.

Bramshall Meadows is part of St. Modwen’s wider regeneration scheme for Uttoxeter, which in addition to the new homes will also see the creation of 25 acres of employment space, a new school, retail centre and recreational facilities.

CBRE advised St. Modwen on the land sale.
