How the Stoke-on-Trent scheme will look

The Strategic Land Group is to sell a 13.5-ha greenfield plot of land in Stoke-on-Trent, having secured outline planning consent for 350 new homes on the site.

Stoke-on-Trent City Council has approved the application subject to financial contributions including education provision, highway improvements and leisure facilities.

Future development at the site, situated close to Caverswall Lane in Meir, will include a mixture of detached, semi-detached and terraced homes, along with associated infrastructure, all with private garden space.

A ‘central boulevard’ along the length of the site will lead to a series of internal streets and culs-de-sac. Greenspace will also be provided throughout the scheme, with a large, central area which could include a children’s play area as well as smaller areas of open space with appropriate planting and landscaping.

On considering the application, the city’s planning officers said residential use for the land was welcome in principle.

The scheme will provide much-needed family homes in the area and will support the local authority’s five-year supply of housing land, which is unsubstantiated. The notable economic benefits were also recognised.

Paul Smith, managing director at Strategic Land Group, said: “Stoke is beginning to plan for the delivery of 12,000 new homes over the next 15 years, which are required to support the area’s economic growth aspirations.

“The new development will play an important role in meeting this housing need, particularly for families – it’s a fantastic opportunity to create a high-quality scheme that will enrich both the area and wider community.”
