£20m industrial and distribution development completed

A £20m redevelopment of rundown land next to the Grand Union Canal to create warehouse and manufacturing units has been completed.

The final phase of Kingpin, Tyseley was completed in March offering over 200,000 sqft of B1, B2 and B8 warehouse and manufacturing units near Birmingham city centre.

The project has been delivered by H2O Urban, a joint venture company owned by the Canal & River Trust and private developer bloc. Funding for the scheme has been provided by Ropemaker Properties which now owns the buildings. Construction was carried out by A & H Construction.

The first phase of the scheme was completed in 2017 offering build-to-suit warehouse and manufacturing units. Three of the four units now let to SIG Trading, Travis Perkins and Graysons.

The development has also rejuvenated the adjacent canal, providing an improved frontage onto the water. Tyseley is just one of several regeneration and redevelopment projects that H2O is working on in conjunction with the Canal & River Trust adjacent to its waterways.

Richard Thomas, director of bloc and running the scheme for H2O Urban, said: ‘’We are really pleased to have completed the Kingpin scheme on program and budget with A & H Construction. The Kingpin team led by PRC Architects have done a great job delivering a quality scheme that has delivered some much required new industrial and distribution space into Tyseley.’’

Paul Hillier, investment manager at Ropermaker Properties, said: ‘’We are really pleased with the quality of the scheme and range of unit sizes that have been delivered at Kingpin. Demand for the product has proven to be strong and we now have significant interest in the final unit to let.’’

Cheryl Blount Powell, senior development manager for the Canal & River Trust said: “Kingpin is a great example of how industrial developments can really embrace a canalside location and rejuvenate the area for the benefit of everyone.

“This is a great news story for Tyseley with businesses now enjoying high quality units and the previously underused section of canal being made much more attractive to local people.

“Through H2O we’re keen to see more waterside sites transformed in this way bringing life and energy to the canalside.”
