Serviced office provider takes out city centre building

Serviced office provider BE Offices has moved into Birmingham with a deal to take all of the office space at Somerset House in the city centre.

The 15-year deal for 36,300 sq ft in the art deco building on Temple Street, which runs between Colmore Row and New Street, means Somerset House is now fully occupied five months after its redevelopment was completed.

“We are delighted to take our first space in Birmingham as part of our continued expansion plan,” said David Saul, managing director of BE Offices.

“The landlord’s sympathetic refurbishment of this stunning art deco building made it a very attractive proposition for us.”

Circle Property bought Somerset House for £7.75m in 2016 and carried out a major refurbishment of the building.

It has recently agreed long leases for the ground floor units, which total 10,956 sq ft, with Latin American restaurant chain Las Iguanus and with Camerons Brewery for a The Head of Steam pub. BE Offices will occupy the six floors of offices.

John Arnold, chief executive of Circle Property, said: “Our strategy was to create a high quality product, well placed to capitalise on tenant demand in Birmingham, while adding much needed leisure usage to Temple Street.

“Somerset House is a perfect case study for Circle’s strategy, demonstrating our ability to generate income and value by identifying compelling investment opportunities in strong regional locations.”
