Refurb of 20,000 sq ft city centre building completes

A 20,000 sq ft office building in Birmingham’s business district is ready to welcome tenants following a major refurbishment.

Bennetts Hill House was acquired by Dunmoore, a privately owned property investment and development company, late last yea.

The company has appointed LSH as joint marketing agent for the five-storey building, which has three high quality suites available.

Charlotte Fullard, senior surveyor at LSH Birmingham, said: “There is nothing like it in the city centre. The space has a distinctive ‘Shoreditch’ feel to it and will definitely appeal to young, dynamic businesses that seek buildings with both an interesting history and a very high-specification.

“Dunmoore is doing a brilliant job in revitalising Bennetts Hill House, focusing on sleek architectural lighting, refurbishing the original parquet floor and renovating the Crittal windows to create loft-style suites with high ceilings. This is as far from the traditional ‘corporate box’ as you could get and, when it finishes the refurbishment, the building will be in its own class in the Birmingham office market.

“We have a strong track record of working with landlords on schemes such as these and we are delighted to be working with Dunmoore on this exciting project. The refurbishments, coupled with the fact that Bennetts Hill House is only a five-minute walk to New Street railway station, makes it an excellent location for any business that wants to have a stylish city centre base.”

Three offices are available to let: the fifth floor suite, which is 2,502 sq ft and has a private roof terrace; a fourth floor office of 1,540 sq ft; and a third floor unit of 1,132 sq ft.

Tomas Souto, investment director at Dunmoore, said: “We have tried to create product that hasn’t been seen in the city centre before, and a working environment that occupiers and their clients get excited about being in and around.

“A lot of competing office space in the city centre is very traditional in terms of fit out. We haven’t cut any corners with the refurbishment in order to make sure that we are delivering a top quality and unique product. In the few weeks since its launch, there has already been an extremely positive response from local agents and occupiers about the quality of space on offer.”

He added: “We like Birmingham as a city, there is a real buzz about the place and with projects such as HS2, Paradise development etc on the horizon, we feel it is an excellent place to be investing. We are very keen to acquire more space in the city.”
