Investor completes refurb of Birmingham office building

London-based investor Korazon has completed a £1m refurbishment of offices at 14 Waterloo Street in Birmingham following its acquisition of the building in 2016.

It said the building has been refurbished to cater for smaller occupiers who want a “statement city centre office” with all the added benefits, but not the overheads of larger schemes.

Included as standard in the modern office space is free wi-fi, business lounge, meeting room, gym, bike rack and shower facilities, as well as air conditioning and 24-hour secure access.

Stephen Coles, a director of Korazon, said:
“Birmingham is very accessible, even more so when HS2 arrives and it’s got a great food and drink scene, much more affordable than London and in many cases better.

“We warmed to Waterloo Street straight away because of the great restaurants on its doorstep and the timeless architecture stretching out towards Victoria Square and the Town Hall.

“We were keen to capture some of this charm in the offices and have included a lot of artwork in the communal areas from renowned Birmingham photographers Tim Cornbill and Ross Dukes, plus local artists Rick Garland and Reuben Colley.”

Already two thirds full, the remaining space offers flexible floorplates between 700 and 1700 sq ft.

Marketing agents JLL and Savills will lead the launch of the new-look offices.

Vicki Burnett from JLL said: “Waterloo Street is a great find for smaller occupiers as it comes with so much added value from the business lounge to the gym. Korazon has worked hard to make the offices stand out from the competition and are very willing to listen and work with occupiers to create the space they need to gain an enviable city centre base.

“The building looks out over some of the best of Birmingham and Michelin star Adams restaurant is only a few doors away. In terms of connectivity it’s only two minutes walk to New Street, the Metro and the main retail area. For a young or established company, it ticks all the boxes for a modern working environment.”
