First phase of 33 acre greenfield site hits the market

Strategic Land Group is to sell the first phase of a 33 acre greenfield site in Stoke which has the capacity to deliver 350 homes.

Phase one has planning permission for 169 units, with a total of 350 across the entire scheme.

Close to the village of Caverswall, the site is expected to create 160 jobs during construction.

It is also subject to Section 106 contributions towards education provision, highway improvements and leisure facilities.

Paul Smith, MD of Strategic Land Group, said: “Having secured planning permission for the site earlier this year, we’re pleased to now be able to bring it to market – it will provide 350 high-quality new homes that are much-needed in the area in order to meet housing need.

“The City of Stoke is beginning to plan for the delivery of 12,000 new homes over the next 15 years in order to meet its economic growth aspirations, so this development will be an important part of that puzzle – particularly the provision of family homes.

“In short, it’s a very well located site that has seen a great deal of time and effort invested into ensuring that it not only delivers high-quality homes – and of the type that is needed within the area – but also enriches the community and wider area.”

The appointed agents for the site are Hinson Parry & Company and Eaton & Hollis.
