Trentham Lakes land sold for 15,000 sq ft facility

St Modwen has sold 2.2 acres of land at its Trentham Lakes scheme in Stoke-on-Trent to developer and contractor Pioneer Design and Build, which will develop a 15,000 sq ft facility for a national builders’ merchant on the newly-acquired land.

St Modwen said the sale is in line with its strategy to create revenue for further investment in key commercial sites in the Midlands. The development is expected to create up to 100 jobs during the construction phase.

St Modwen has also secured planning permission for five further industrial and logistics units at Trentham Lakes, ranging from 22,000 sq ft to 75,000 sq ft. Construction work is planned to begin in January 2019.

In October the developer also submitted an additional planning application for a 250,000 sq ft warehouse and logistics facility at the site. If approved, the development of this unit would mark the final phase of activity at Trentham Lakes.

Euan Lindsay, senior development manager at St Modwen, said: “Trentham Lakes is a very important site for St. Modwen. This land sale, combined with other development opportunities we’re pursuing at the site, will attract new names to the region, create more job opportunities and continues to put Trentham Lakes firmly on the map as an ideal location for commercial and logistics businesses across the UK.”

Karl Parker, director at Pioneer Design and Build, said: “We’re looking forward to delivering this scheme, as the parcel of land is in an ideal location for our client. It’s great to play a part in the ongoing development of Stoke-on-Trent and we hope this will be the first of many deals that we do with St. Modwen.”

Cllr Janine Bridges, cabinet member for education and economy at Stoke-on-Trent City Council, added: “This is another sign that Stoke-on-Trent is open for business. We’re a city on the up that is continually attracting new investment and regeneration and the proposed development would provide a fantastic boost to our job market for residents.”
