Further development land to be brought forward as industrial estate fills up

A Walsall industrial estate is now fully let following two deals, prompting the landlord to bring further development land forward at the site.

Hortons’ Estate has agreed a five year lease with Apollo Foam, manufacturers of industrial foam and adhesives, on unit F2 (5,738 sq ft) at a rent of £5.50 per sq ft at Anchor Brook Industrial Estate in Aldridge.

Meanwhile, JB Global, which owns Oak Furniture Land and SofaStore.com, has taken unit B2 (7,878 sq ft) on a six year lease at a rent of £5.79 per sq ft, setting a new headline rent for the industrial estate. The unit will be used for warehousing and distribution of its oak furniture and sofa products.

Other tenants include Virgin Media, West Midlands Ambulance Service, Marshall Thermo King, Glenlake International and Fully Furnished.

Richard Walker from Hortons’ said: “We are very pleased to have secured these lettings as both units have been vacant for some time. The estate is now fully let which is great news.

“We are now bringing further development land forward at the site to provide additional space to meet current occupier demand for warehousing and industrial accommodation.”

Hortons’ Estate Ltd has commenced initial site preparation works on the land, which is suitable for up to 35,000 sq ft of industrial space and is available for sale or to let.
