Apartment plans for vacant car park site set for approval

Plans for an apartment block on a car park in Walsall, a site which sits within a conservation area and is considered ‘at risk’ by Historic England, are set to be given the green light.

Planning bosses are expected to give the nod to a proposal to build a five-storey, 26 apartment block on the site in Bradford Street.

The plans, put forward by Bradford Street Developments Limited, would see the construction of 17 two-bed apartments and nine one-bed flats if they are approved at a meeting today.

A planning statement said: “The planning statement sets out that the proposals represent a sustainable development, utilising previously developed land within the town centre. The proposals would enhance and conserve the Bradford Street Conservation Area and the nearby listed buildings which the existing site currently detracts from.”

The site lies within the Bradford Street Conservation Area which is ‘at risk’ with a condition of ‘very bad’ and a trend of ‘deteriorating change’ according to the Historic England’s 2017 Heritage at Risk Register.

The planning documents said that the application “is welcomed” as it would redevelop a currently vacant site which could potentially be “vulnerable to becoming a gap site”.

The current application follows several previous planning proposals and permissions granted since 1994 for the residential development of the site.

The most recent planning permission was for the construction of 22 flats in 2007. Planning consent was extended on two occasions however the approved scheme was not implemented.
