Ground-breaking Southside scheme is Birmingham’s latest construction milestone

The first large-scale residential development for private sale in Birmingham’s Southside for a decade has put the ceremonial spade in the ground to mark the official start of the development.

Timber Yard will see 379 apartments built on Pershore Street by a joint venture between Galliard Homes and Apsley Capital.

It is one of five sites the Galliard Apsley Partnership is working on in the city, alongside schemes at St Paul’s Quarter, Soho Wharf, Camden Yard and Belgrave Middleway.

The partners have the aspiration of developing 3,000 homes over five years and believe this can be comfortably achieved with the addition of two unnamed sites that are currently under consideration.

The ground-breaking ceremony at Timber Yard was the third property milestone in Birmingham city centre in the past week. It followed the topping out of the Paradise scheme office development 2 Chamberlain Square and of the second tower at residential skyscraper The Bank on Broad Street.

Birmingham City Council leader Cllr Ian Ward said: “If you take a look across the Birmingham skyline at the moment you will see nothing but cranes, investment and redevelopment.

“We are attracting record levels of investment and the Birmingham of 2021, when this project is scheduled to be completed, will be a very different city than the one we see today.

“It’s clear we have a unique opportunity to transform Birmingham for the better.”

Data from property website Zoopla published this week showed Birmingham had the fastest-growing house prices among UK cities since the EU referendum in June 2016.

It is the latest indicator that points towards the enthusiasm of developers and investors to be part of the city’s current wave of construction.

Around £40m has already been invested in Timber Yard by purchasers – including a number of Chinese investors – who have snapped up 167 apartments since the development was given planning approval last September.

The Galliard Apsley Partnership is keen to move forward quickly with the Timber Yard project as a marker for its other schemes that are moving forward across the city.

Gerard Nock, chairman of Apsley House Capital, said: “As the first development in our Birmingham portfolio to start on site this is a significant milestone for ourselves and Galliard Homes.

“As the first, it will showcase the trademark high-end specification the partnership is bringing to the new homes market in Birmingham.”

Piling has nearly finished on the Timber Yard site and the frame is expected to go up in February, with completion scheduled for 2021.
