Refurbished Birmingham city centre building welcomes new tenants

Dunmoore has agreed two lettings at Bennett’s Hill House, a newly-refurbished building in the centre of Birmingham.

Utrack Software Solutions, which operates in the passenger transport sector, and DB Engineering & Consulting are relocating to the 20,000 sq ft, five-storey building, which is aimed at design and creative companies.

Utrack has signed a 10-year lease on 2,500 sq ft of space and German company DB Engineering & Consulting has signed a two-year lease on 1,540 sq ft.

Bennett’s Hill House on Bennett’s Hill was acquired by Dunmoore in 2018.

Letting agents are Lambert Smith Hampton and JLL.

Tomas Souto, investment director of Dunmoore, said: “The two lettings reflect our ability to reposition properties to meet occupier demand. We are rolling out a comprehensive internal refurbishment of the office space, converting it into a specification that will appeal to growing design and creative companies.”

Manuel Costin, head of customer success at Utrack, said: “As a young and thriving technology business we face the challenge of attracting talent in a competitive market. We needed something different to make our business even more attractive to potential candidates. Bennetts Hill House was the right choice. With a unique design that stands out from anything else in the city and an infinite array of provisions at our doorstep, the choice was clear for us.”

Joanne Attridge, head of sales & business development, UK, at DB Engineering & Consulting, said: “We are a modern company always evolving and were looking for space that represented our brand. Bennett’s Hill House meets our expectations with its Manhattan feel, an open space environment, which offers both modern and traditional space.”
