SEGRO and Roxhill to build ‘big sheds’ on newly-acquired Rugby site

PROPERTY owner SEGRO and Roxhill Developments have acquired a 125 acre site in Rugby which they are planning to develop out as a logistics ‘big sheds’ park.

The site, known as Rugby Gateway, is located at Junction 1 of the M6 and is within the logistics ‘golden triangle’ which has proved very attractive for companies such as food and clothing retailers seeking to establish large distribution depots.

The site can accommodate up to 1.8m sq ft of logistics property and will be developed on a pre-let basis with unit sizes ranging from 200,000 sq ft up to 925,000 sq ft.

SEGRO, whose UK headquarters is in Slough, says this latest announcement is in line with its strategic ambitions to grow its presence in the logistics sector and to focus on important locations near ports, airports and motorway intersections.

Gareth Osborn, SEGRO’s director of logistics, said: “We are delighted to have completed the acquisition of this site with Roxhill.

“This marks a further step towards significantly enhancing our logistics platform in the UK.

“Roxhill has a proven track record in successfully developing big box logistics parks, and along with our own property expertise, we are confident of attracting major names.

“Given the known shortage of available Grade A logistics space in the UK market, we believe now is a good time to take advantage of development opportunities.”

Graham Pardoe, senior development director at Rugby-based Roxhill, said: “We are very excited about the acquisition of Rugby Gateway. This is one of the best site in the Midlands for logistics providers and retailers alike, and with a dwindling supply of both buildings and land we are looking forward to taking the scheme forward.”

SEGRO and Roxhill were advised by CBRE.
