Birmingham office scheme Lumina green-lighted

LUMINA, a proposed 240,000 sq ft office building in central Birmingham, has been given the thumbs up by city planners.

The scheme, which will create Grade A office space, is to be developed by Sterling Property Ventures and M&G Real Estate.

It is planned for Snow Hill Queensway in an area known as The Strip. The 0.4 acre site is currently occupied by empty, derelict retail units and a small number of privately let car parking spaces.

The proposals for Lumina were submitted by Sterling Property Ventures on behalf of M&G Real Estate in January and have been unanimously approved by Birmingham City Council’s planning committee.

Lumina, designed by Birmingham-based architects Aedas, comprises a 15 storey building, offering a typical floor plate of around 11,500 sq ft of column-free office accommodation wrapping around a central core.

John Fyfield, development director at M&G, said: “We now have the ability to deliver superb office accommodation into an occupational market that has seen a limited supply of Grade A new office space over recent years.”

Sterling’s James Howarth said: “The support shown for Lumina from the city council, Birmingham’s property industry and the wider business community demonstrates a clear understanding that the city needs high quality office accommodation if it is to compete on a national platform.

“With this consent secured, we can transform an eyesore and deliver a critical mass of commercial development in one the Big City Plan’s priority locations.”

The scheme will also see the development of a new pedestrian link around the building to Weaman Street.
