Chord secures second Jewellery Quarter tenant and other new property lettings

CHORD Developments has signed up the second tenant at its 40 St Paul’s Square office complex in Birmingham’s Jewellery Quarter.

Global insurance brokerage Willis Group has taken a 10-year lease on a 10,000 sq ft ground floor unit for an undisclosed rent, moving from its nearby offices at 30 St Paul’s Square.

This follows last month’s news that office fit out firm ISG had taken a 3,314 sq ft unit, also on a 10-year lease. The mixed-use complex went on the market in May.

Elsewhere, Black Country-based property investor Bond Wolfe has welcomed two companies to West Plaza, in West Bromwich, also home of Bond Wolfe’s headquarters.

Synapse Learning, the national work-based learning body, has taken the 9,000 sq ft second floor on a rental of £105,000 per annum.

Dimensions, a national charity for people with learning disabilities, has agreed a three-year, £15,000-a-year lease for space on the 10th floor, marking the final letting of the 94,000 sq ft complex.

The pair join existing occupiers Sandwell Community Caring Trust, Premier Travel Inns and private landlord Evenbrook at the High Street building.

Residential investment operator 88 Lettings has signed a 15-year lease, on a £18,000 per annum deal, at Latitude, Birmingham.

Latitude, in Bromsgrove Street, is owned by Real Estate Investors, in which Bond Wolfe is a major shareholder.

Finally, Birmingham-based Hortons’ Estate, working with Trebor Developments, has exchanged contracts with Helical Bar Developments to acquire the former 0.9-acre Co-op Dairy site in Hagley Road, Birmingham.

The joint venture plans to develop four retail units and has announced pre-lets of the first two.

Co-operative Group has taken 4,000 sq ft and American Golf Discount Centre Limited is renting 5,000 sq ft, both on 15-year leases.

The £4m development programme is due to commence next month with an expected completion date of May 2011.
