Knight Frank appointed as agent on 190,000 sq ft North Staffordshire shed

COMMERCIAL property agent Knight Frank has been appointed as the letting agent for a 190,000 sq ft warehouse in North Staffordshire.

The warehouse, known as Talke 16, is four miles from J16 of the M6, near Kidsgrove. The building is owned by Parabola and asset managed by Caisson.

Parabola is investing in a major refurbishment of the property over the next four months, including new cladding on the elevations and the roof, upgraded lighting, as well as some selective demolition and reconstruction to ensure the property’s height is uniform throughout.

The move is to make the unit more appealing to buyers, in what is a prime area for the logistics sector.

Rob Taylor, Head of Knight Frank’s North West Logistics and Industrial Team said: “This is a prime distribution location, which is already attracting interest from several potential occupiers. The investment in the building will make it one of the biggest and best sheds available in the region, in particular along the M6 corridor.

“Despite the growing number of design and build opportunities, and the imminent prospect of speculative development, there is still not enough Grade A stock to meet occupiers’ requirements. As a result, landlords that are willing to invest in second-hand sheds in prime locations such as this can help to meet the strong occupier demand, particularly for units above 100,000 sq ft across the North West.”

Barry Woods, Parabola Investment Director ‎added: ”Talke 16 forms part of our strategy to comprehensively refurbish industrial buildings with strong fundamentals, ensuring they are of a high standard to meet modern occupier requirements.”

Mark Bowden, Caisson Property Partner added: “We are delighted to be working with the strength and resource of Knight Frank’s industrial and logistics team at an exciting point in the occupational market for this kind of building.”

Moriarty & Company is the joint letting agent in the deal.
