Harris Lamb appointed on three retail properties in Coventry

HARRIS Lamb has been appointed by a London-based investor to market three retail properties on the busy Daventry Road parade in Coventry.

The properties are shops benefiting from three-bedroom residences on the two floors above them.

173 and 195 Daventry Road are both ground floor shops with separate self-contained maisonettes at first and second floors, and well-known established retail names as their neighbouring businesses, while 111 Quinton Road occupies an end- position on the parade.

Neighbouring businesses include banks such as Lloyds, HSBC, Barclays and Coventry Building Society, and retailers including Specsavers, Greggs, Timpsons, Spar, Boots Chemist, Boots Opticians and Domino’s Pizza.

With an annual rent of £26,000, 195 Daventry Road is a 718 sq ft ground-floor lock-up shop with a self-contained maisonette above; with two bedrooms and a lounge/kitchen and bathroom on the first floor and a a further third bedroom on the second.

173 Daventry Road has a retail floor plan of 730 sq ft, while the first floor houses two bedrooms, lounge/dining room, kitchen and bathroom, and again, a third bedroom on the second floor. The property has an annual rent of £24,000.

With an annual rent of £24,000, the end-appointed retail space at 111 Quinton Road has A1 and A3 planning consent, making it ideal for use as a retailer or as a food outlet and has a ground floor retail space of 729 sq ft.

David Walton, head of retail at Harris Lamb, said: “Daventry Road’s retail offer has traditionally been one of the strongest in the city. The parade has a wide range of national and local retailers and a diverse range of services attracting many shoppers, while parking immediately available outside the majority of the shops is an advantage.

“There is a trend for increased local shopping with people travelling less and relying on internet deliveries and smaller top us shopping. This parade serves this style of shopping well.”
