Lloyd’s Register letting a major boost for Solihull

IN what is believed to be the largest letting in the out of town office market this year, Lloyd’s Register has taken 27,000 sq ft of space in Solihull.

The engineering, technical and business services organisation – which can trace its roots back to 1760 – has taken two floors at One Trinity Park, which is located at the entrance to Birmingham International railway station and Birmingham Airport

Last year, the 20-year old building underwent a £2m refurbishment in a bid to bring new Grade A office space to the area.

During the refurbishment, the office and reception areas were remodelled, and a central atrium restored. New air conditioning and mechanical and electrical services were installed to help bring the building up to scratch.

Lloyd’s Register, represented by CBRE, signed up for the two floors midway through the refurbishment, and were therefore offered a ‘turnkey’ solution, with the space being finished to their precise specification.

Lloyd’s Register is London based but previously had an operation located on a business park near Coventry.

The firm, which has taken the ground and first floor of the building, said Trinity Park’s location is a key reason behind its decision to move there. It has taken a ten-year lease on the space.

Property consultancy Cushman & Wakefield  is the agent on the park and led on this deal.

Scott Rutherford, its head of offices in Birmingham, said: “This is the second biggest deal in the M42 market in the past 12 months – it is a market which experienced a major upsurge in demand during 2014, from a broad range of occupiers.

“Among these have been technology firms and businesses looking to relocate from central London, or even abroad.

Two floors remain available at the building.
