KWB lets 22,000 sq ft at Solihull office scheme

PROPERTY consultancy KWB has secured the expansion of two existing occupiers, Virgin Media and Rexel UK, at Eagle Court in Solihull.

The expansion in building 2 of the scheme near Birmingham Airport means some 84% of space there is now occupied.

Birmingham-based KWB was acting on behalf of Aviva Investors.

KWB director,Mark Robinson said: “Virgin’s expansion on the second floor of Eagle Two was secured in unison with Rexel who doubled their holding to 22,000 sq ft.

“Eagle Court provides high quality office accommodation in Solihull, at a time when larger, good quality offices in Solihull and the M42 corridor have become increasingly scarce.

“It is one of the few remaining office schemes that can readily offer occupiers the high quality office space they desire, without refurbishment.

“As the strength of the market pushes the balance in favour of the landlord, it dictates a more secure lease structure, with fewer incentives being offered. As such, the condition of a property’s mechanical and electrical elements is a top priority for larger occupiers looking for office space.

“Importantly, Eagle Court delivers on this, and that enhances the property’s appeal.“

Julian Cobourne, asset manager at Aviva Investors, said: “Securing over 20,000 sq ft of lettings at Eagle Court is fantastic news – and we’re pleased that the property has achieved a rental of £17 per sq ft.”

KWB is joint agent on Eagle Court with Cushman & Wakefield and CBRE.
