National retailer stretches itself into Shrewsbury

PROPERTY consultancy Harris Lamb has let 20,000sq ft of retail space in Shropshire to discount retail chain Poundstretcher.
 
The consultancy’s retail team was instructed by Morris Property, landlords of Arrow Point retail park on Brixton Way in Shrewsbury to market two remaining units on the popular site to a suitable retailer, and Poundstretcher opted to take on both.
 
David Walton, head of retail, Harris Lamb, said “This was an ideal opportunity for a retailer to secure a presence within the Harlescott Regeneration area of the town.
 
“With a prominent location, the site already benefits from an established retail presence, with a range of reputable neighbours including Tesco, B&Q, Matalan, Brantano, B&M Stores and Iceland.
 
“The retail park itself is home to Tile Choice, Shropshire Carpets, Turners Furniture and Charlie’s Store, so this was a perfect opportunity for Poundstretcher, which has is seeking to increase its presence across the UK, to forge a niche within the region.”
 
Further to signing the lease, a refit of units H and J at the site is now under way with a view to the store opening later this month.
 
“We’re delighted to have secured a well-known brand to take on the last available space at Arrow Point. The neighbouring businesses and the reputation as a prime location for traders made it an attractive proposition for the business, and Poundstretcher was keen to maximise that opportunity,” added Mr Walton.

The firm has also let a prominent corner retail site in Warwick to Coffee#1.

The small group of coffee houses, which has been voted Best UK Coffee Chain, has 70 outlets in South Wales, the South East and the South Coast, and is now looking to make the move into the Midlands.

Coffee#1 has taken on a premises on the corner of Swan Street and High Street in Warwick town centre, and David Walton, Head of Retail at Harris Lamb, said the business was a perfect fit for the location.

“The site itself has neighbouring occupiers including ASK restaurant, Lloyds Bank, Subway and Caffe Nero, and is a prime location to attract footfall from shoppers,” he said.

The premises occupy a total floor-space of 2,645sq ft, and there is the potential for the business to take on the neighbouring unit, providing a further 1,350 sq ft,

Refit of the premises has started with the new coffee shop expected to open at the end of the month.
