Barberry set to develop 50,000 sq ft Birmingham warehouse unit

Commercial property developer Barberry has announced plans to build a new speculatively developed warehouse on a brownfield site in Birmingham.
 
A planning application for the proposed 46,000 sq ft warehouse facility is expected to be submitted shortly for a 2.5-acre site on the A34 Walsall Road to the north of Birmingham city centre.

The plot was formerly the site of Tucker Fasteners, which closed in 2013. The former factory has since been demolished.
 
The warehouse (below), which will meet the high demand for units of such capacity, will have fully-fitted first floor offices, and secured loading yard with both level and dock level access. The site has an extensive frontage to the A34.

Subject to securing planning consent, the building will be constructed this year and will be available to rent or purchase. It is being targeted at businesses in the urban logistics sector, e-commerce, wholesale, cash and carry, trade and the traditional industrial, storage and distribution sectors.
 
How the Walsall Road building will look Jon Robinson, development director at Barberry Developments, said: “We secured the site in December 2016 and the submission of a planning application is key for us in bringing forward our proposed scheme. Our scheme will provide much needed stock to the mid-sized industrial/warehouse sector within Birmingham.”
 
He said there was already high interest from potential occupiers.

“These are exciting times for Barberry as we embark on the speculative development of a prime industrial site that will bring much-needed investment and dozens of jobs to the area,” he added.
 
“The limited supply of grade A stock available in the market coupled with strong occupational demand gives Barberry the confidence to speculatively develop the scheme. The prominent site has a close proximity to local population densities, is a short distance to the motorway networks and provides a great urban logistics location and opportunity for any business looking to relocate, and buy or rent, within the West Midlands.”
 
The firm has several other projects of a similar size in the pipeline and details are expected to be released later this year.
 
JLL and MWRE are the retained property consultants for Barberry.
 
Barberry will also be at MIPIM, the world’s leading annual property event, in March as a member of the Coventry and Warwickshire MIPIM Partnership.
