Thousands of jobs promised at £105m business park

Work has begun on a Leeds business park which promises more than 2,500 jobs.

Glentrool Estates Group has started on site at the Sherburn-in-Elmet site at Junction 42 of the A1(M).

The 75-acre site will be called Sherburn2, and has been wholly funded and is owned by Glentrool. It is set to cost around £105m.

It is adjacent to Sherburn Park, which is home to Debenhams, Sainsbury’s, Optare, Eddie Stobart, Kingspan and Legal & General Homes.

It started with a £2.95m infrastructure facility from the York, North Yorkshire and East Riding Enterprise Partnership and Government’s Growing Places’ Fund.

Jeremy Nolan, a director at Glentrool, commented: “Our development, which is already attracting strong interest from potential occupiers, will lead to significant inward investment – both during the construction phase over the course of the next few years and for many years to come.

“The initial work, carried out by our main contractors Peter Duffy of Wakefield, will involve building a bridge at the entrance of the site and ensuring the infrastructure is in place so construction of the logistics and warehousing units, which range from 35,000 sq ft to 575,000 sq ft can begin the moment a deal is signed,” explained Mr Nolan.

“A funding package for the finance of the construction has been secured which will facilitate the rapid delivery of bespoke buildings on a design and build basis.”

Nigel Adams, MP for Selby, said: ““This development stands to reaffirm the Selby District is very much open for business and I’m pleased the project has already received significant interest from potential occupiers. I am also delighted the project has been made possible by the government’s Growing Places Fund and that it has had the full backing of the District Council throughout. I will look forward to seeing the site up and running in the coming months.”

David Dickson, chair of the York, North Yorkshire and East Riding Enterprise Partnership’s Infrastructure Board, which directs investments in key sites and infrastructure to grow the local economy, said: “With the potential to create 2,550 new jobs, we are delighted to see work starting to take place on site.

“With its location on our A1(M) and A19 growth corridor the site offers businesses quick access to essential routes to the north which we are hoping will be very attractive for our growing manufacturing, warehousing and logistics sector in particular.”

Mike Dove, a partner with leading Yorkshire property consultancy Dove Haigh Phillips, commented: “This is one of the most significant new development sites in the Yorkshire region, both in terms of the jobs it will create and the inward investment it will attract.

They have created a comprehensive master plan for a thriving and high-quality business park to be developed,” he said.
