Former Knight Frank professional teams up to launch Leeds office venture

Two property professionals have teamed up to launch a Leeds serviced office business.

Alex Duckett, formerly of Knight Frank and Savills, has joined up with owner of Leeds office parks Carrwood and Brookfield Court, Oliver Corrigan, on the new venture.

The new venture is called Gilbanks and will deliver services office space in Yorkshire cities, starting with Leeds.

Duckett explained: “The seismic change in working practices over the past decade, driven by the revolution in technology, has meant that the days of the traditional and functional, leasehold office, are numbered. Flexibility and a productive office experience are the key.

“But the serviced offer sector, especially in the regions, has remained largely unresponsive to these changes. Many serviced offices are tired and unwelcoming and simply don’t provide the level of service or create the environment that is needed.

“There is significant research urging businesses to embrace managed office solutions as it results in increased productivity and undoubtedly job satisfaction. The field is being led by many major national companies wanting satellite regional presence, as well as the flourishing start-up market, who recognise the importance of spaces that work to achieve a relaxing yet inspiring ambience which is necessary in attracting the young top talent.”

Carrwood Park, which was originally developed by Oliver Corrigan’s father John, was his first foray into the serviced office market.

Corrigan explained: “We are tremendously proud of what we have achieved here, and at nearby Brookfield Court, where 75,000 sq ft of stunning office space is consistently almost fully let.

“Creating a dynamic office environment where creativity is encouraged, where work becomes a pleasure and facilities align with business and personal values is what we specialise in.

Duckett said: “Even though managed space is still perceived to be an emerging asset class, Gilbanks are receiving significant interest from landlords with high profile buildings in Leeds city centre who are acknowledging this growing trend. Once negotiations have concluded we expect to open our first workspace in autumn this year.

“We look forward to announcing our first address in the near future.”
