Landmark York building comes to the market for £12m

An eight-storey 88,294 sq ft landmark building in the heart of York is being sold with approval to change it to 77 apartments.

Steamrock Capital are selling Rydale House, which currently houses offices. It is located in York City Council’s designated ‘Castle Gateway’ regeneration area.

Savills Leeds are marketing the building. Matthew Jones, director in the development team at Savills Leeds, said: “Ryedale House’s redevelopment is central to achieving York City Council’s regeneration vision and not only does it benefit from prior approval for 77 apartments under office to residential conversion, it also offers significant redevelopment potential to student accommodation or hotel use subject to planning permission.

“The immediate area surrounding the building is predominantly made up of commercial and residential properties with a mixture of homes, retail and office space dating from York’s medieval origins through to contemporary developments. This is a rare opportunity in a prime spot and we therefore anticipate a high level of interest in from developers.”

Offers are being sought on an unconditional basis with a guide price of £12m.
