Logistic park plans unveiled for former steel manufacturing site

Plans have been submitted for a major logistics hub on the site of a former stainless steel manufacturing facility in Sheffield.

Peel Logistics has put in plans to build 837,000 sq ft of high quality logistics space on the former Outokumpo site, which it bought for £8.5m in May.

The site has historically been used for stainless steel manufacturing, originally by British Steel, and most recently by Outokumpu, before its facility closed down in 2005. The site was subsequently cleared in 2011 and has since remained vacant.

Full planning permission, including details of access, appearance, landscaping, layout and scale, is sought for Phase One and outline planning permission, with details of access only, is sought for Phase Two of the development at Shepcote Lane.

Three access access points off Shepcote Lane will service the site.

The site comprises around 50 acres of brownfield land and is located south-west of junction 34 of the M1 northbound, eight miles from the city centre with Meadowhall Shopping centre and the new IKEA nearby. It sits within the Sheffield City Region’s Advanced Manufacturing Innovation District – home to many of the world’s leading manufacturers across a variety of sectors including aerospace, defence, transportation, nuclear, oil, gas and healthcare.

Notable occupiers within the district include Rolls Royce, Boeing, Aloca, Tata, Outokumpu, McLaren and Sheffield Forgemasters who are situated within the nearby Advanced Manufacturing Park and Sheffield Business Park.

Neil Dickinson, chief operating officer at Peel Logistics said: “Peel Logistics is dedicated to delivering an urban logistics park for the Sheffield City Region. We look forward to building out up to 838,000sqft of logistics floor space, and to providing a broad range of local job opportunities.”

The planning team at Knight Frank worked with Peel Logistics Property on its application.

Sophie Watkin, who heads up Knight Frank’s planning team, said: “The masterplan will deliver a high quality and modern flagship industrial and logistics hub within a prominent location along the M1, to be branded as Peel Logistics Park, Sheffield.

“The development will stimulate significant local job creation and investment within the Sheffield City Region, and could potentially facilitate the expansion of Sheffield’s advanced manufacturing sector.

“The scheme is EIA development, by virtue of its potential environmental impacts, therefore an Environmental Statement has also been submitted alongside the application which contains written information about the proposed development, including the detailed assessment of the environmental effects.”
