A country inn on the outskirts of the village of Marsden in West Yorkshire, metres from the Pennine Way, is up for sale.

Specialist business property adviser Christie & Co has been instructed to sell The Carriage House, located in an area of designated outstanding beauty on Marsden Moor at the foot of Pule Hill.

Close by to both Huddersfield and Saddleworth, the property offers Bed & Breakfast accommodation, a pub and a restaurant.

The Carriage House, situated on around acres of land, also offers caravan and camping facilities for up to 10 caravans and motorhomes.

After 16 years, current owners Bev and Simon Fallone are now looking to sell to retire.

Sam Ashton, business agent at Christie & Co’s Leeds office, said: “The business has an excellent reputation in the local area and there is great scope to increase profits. There has been planning granted for an additional eight bedrooms to be built in the space the restaurant currently occupies and plans have already been drawn up for a further 25 caravan pitches to the rear of the pub.”

Christie & Co is seeking an asking price of £749,950 for the freehold.
