£60m ‘new concept’ motorway service station gearing up for 2019 opening

Investment owners and operators of motorway service areas, Extra MSA Group, has today unveiled new scheme images showing its vision for the £60m ‘new concept’ Motorway Service Area (MSA) at M1 Junction 45 to the east of Leeds.

The development, which received the main approval of reserved matters consent earlier this year, is now under construction.

It will include an food court style facilities building with business centre, a petrol station and 100-bedroom hotel. The new development is targeted to open Summer 2019 and Extra has released new CGI images showing the bespoke design for the exterior and interior of the Food Court style Facilities Building.

It features sweeping and exposed long span glulam timber beams with an undulating ‘living green roof’ to tie into the natural landscape and an external terrace seating area, set in landscaped grounds adjacent to Skelton Lake.

Andrew Long, CEO of Extra MSA Group, said: “Leeds Skelton Lake MSA will make a substantial contribution to Road Safety on this section of the Motorway Network, as well as setting new standards for MSA design and operation in the UK.

“Our vision is to create an appealing ‘new concept’ facility that will provide an excellent customer experience and wide choice of popular ‘brands’ and facilities in an attractive built and well landscaped environment. In addition, customers will also be able to enjoy the setting of Skelton Lake and the proposed Wildlife Visitor Centre inclusive of an upper-level 360 degree Viewing Deck.”

The first phase of construction work comprises of enabling works with site remediation and the construction of a new dual carriageway road and roundabout. This infrastructure will serve both the MSA development and the new Templegate residential scheme, which is capable of accommodating 1,800 new homes. Phase two for the main on-site construction works will commence this Summer.
