Former care home to be transformed into new residential scheme

A former care home in Harrogate is set to be transformed into a new apartment scheme after being acquired by residential development company, Amberstone Developments, in a multi-million-pound deal. 

Located on Oatlands Drive, the property sits within a residential area to the south of Harrogate town centre and close to the famous “Stray” parkland.

HPC, the York-based specialist healthcare surveyor, acted on behalf of a group operator in the sale of the care home.

The firm was instructed to find a purchaser for the building, which had been closed for some time due to it reaching operational obsolescence.

After extensive marketing, it became apparent that the site was unsuitable for construction of a new care home.

Acting in conjunction with S&SA Architects, together with WYG Planning Consultants, HPC obtained planning permission for the construction of 13 apartments and a coach house on the site.

David Whittaker, director of Amberstone, said: “We believe this is an ideal location for us and look forward to delivering a high quality and bespoke residential development.”

Ian Wilkie, the HPC director who handled the sale, added: “This demonstrates the flexibility of approach that HPC is able to bring to projects of this nature.  

“After an extensive marketing process it was apparent that continued use of the site for care purposes was not feasible, however with a creative approach, we were able to deliver an excellent outcome for our client.”
