36,400 sq ft facility acquired in seven-figure deal

A 36,460 sq ft warehouse unit in Leeds has been acquired in a seven-figure deal.

Commercial property developer Eshton purchased the unit on Waterside Industrial Park from Menzies Distribution.

Eshton, also based in Leeds, now plans to carry out a refurbishment programme to make the unit ready to come to market to let in early this year.

Comprising 25,000 sq ft of warehouse space and 11,000 sq ft of office space, the unit features loading capabilities, a seven metre eaves height and a 250KVA power load, which are all situated on a 2.8 acre site with a large yard and parking.

Waterside Industrial Park is located adjacent to Junction 44 of the M1 and close to the M62 motorway network.

David Singleton, director at Eshton, said: “There is huge tenant demand in South Leeds due to a lack of available, quality space and this was an opportunity that couldn’t be missed.

“Unlike other adjacent sites, this unit comes with a large yard space and parking facilities, which are rare commodities in this area. Combined with its superb location and an excellent local labour supply specialising in B2 and B8 sectors, we expect good interest.”

The agents for this unit are Sophie Angus from CBRE’s Leeds office and Tom Asher from JLL’s Leeds office.

Singleton added: “The property market remains considerably strong in West Yorkshire yet supply levels continue to diminish year-on-year. As the take-up of quality second-hand space rises, we predict enquiries from a mix of both national and local names, each with the appetite to establish a foothold in a prime location that’s already full to capacity.”
