Plans for 350 apartment scheme including 20-storey block submitted
A planning application has been submitted to create a major residential-led development to the East of Leeds city centre, close to Quarry House.
The proposals, from development company Gold & Amber, will see two sites on Shannon Street that cover approximately 0.46 hectares, transformed into 350 apartments, complete with car parking and public realm.
The two, 10 and 20 storey buildings, which have been designed by Leeds-based Brewster Bye Architects, will have commercial space on the ground floor, and the development will also include a resident’s gym, common areas, entrance plaza and greenspace.
The land is currently used as a car park, with several low-level commercial buildings, which will be demolished. Prior to that it was home to the former Shannon Street Mills textile factory dating back to the early 1900s, The Woodpecker Inn, as well as a substantial amount of terraced housing.
Gold & Amber is currently involved in several other high-profile developments, which have been designed by Brewster Bye, that neighbour the site including Leeds City Village, which was unveiled earlier this year.
The scheme plans to deliver over 1,000 new homes as well as a mix of commercial, leisure and amenity space at the former Marsh Lane Goods Yard, which sits between Marsh Lane and Shannon Street. Gold & Amber is working on the development with Leeds-based real estate investor and developer The Rushbond Group.
Gold & Amber also recently secured planning permission to transform a neighbouring building into 52, one and two bedroom apartments, with ground floor retail space, known as Lucent Square.

This latest planning application complements everything else happening in Quarry Hill and would be an integral piece of the overall jigsaw for the area.”

“We’ve designed this latest development to gradually step from East to West towards the city centre, starting with a 20 storey ‘tower’ element which will be the pinnacle of the scheme and a prominent landmark for anyone travelling into Leeds on York Road.
“The proposed design is heavily influenced by the site’s historic heritage, with the mix of traditional and contemporary use of red brick and large warehouse style windows. Another key element is the active ground floor of cafes and communal facilities and their interaction with high quality landscaped areas.”
Other successful schemes that Gold & Amber has completed in Leeds include North Crescent which consists of 46 city centre apartments. The developer is also currently converting a 1960’s former halls of residence in Kirkstall into 44 stylish apartments, known as Kirkstall Gate.
