Growing engineering firm makes multi-million pound investment to move to 60,000 sq ft premises

A growing engineering firm has secured the letting of two units totalling 60,000 sq ft at St Modwen Park in Doncaster.

Developer and regeneration specialist St Modwen has completed the letting of two units to Thornhill Engineering, a high-end engineering firm which manufactures heat exchangers Thornhill is to take more than 60,000 sq ft across both buildings on a 10-year lease at the park – formerly known as Parkside Business Park.

The new facility will accommodate more than 100 people and represents a total investment by Thornhill of £5m. The move comes following the company’s rapid expansion and will be a full relocation from its current home in Grimethorpe.

Thornhill Engineering is associated with boiler equipment and services company Green’s, and is the only UK provider of the complete cycle of heat exchanger services – encompassing design, engineering, installation, repairs and servicing.

Its primary target markets are oil and gas, power generation, industrial, rail, marine, steel, food & drink, chemical, nuclear and utilities.

Simon Tin, Managing Director at Thornhill, said: “We are thrilled to finalise our move to St. Modwen Park Doncaster.

“Thornhill has undergone a period of exciting, planned growth, and this important milestone for the business is the culmination of years of hard work from the whole team.

“We’re all looking forward to making the move over to Doncaster and continuing to go from strength to strength.”

Robert Richardson, Senior Development Manager at St. Modwen, said: “This is a fantastic letting for us, and we are pleased to have done it within six months of completing construction.

“The decision by Thornhill to take the units reaffirms our decision to speculatively develop, and we’re delighted with the success thus far.

“We can now look forward to our third phase of three buildings of 22,000 34,000 and 54,000 sq ft and to welcoming more high-calibre occupiers to Doncaster.”

Business Doncaster assisted with the move and St. Modwen was advised on the deal by CBRE which acted jointly with agents CPP on the instruction.

The Business Doncaster team has been instrumental in proving to Thornhill that Doncaster is the right place to relocate to.

St. Modwen launched the first phase of the site in 2016, comprising circa 78,000 sq ft of accommodation which is let to leading German businesses – Bosch Automotive, which operates its flagship automotive technology training facility in one of the units, and DB Schenker’s northern hub for servicing the Hitachi trains on the East Coast main line.
