Industrial unit snapped up by city council

A commercial developer has sold its property on Waterside Industrial Park, Stourton, to Leeds City Council .

The 2.8-acre site,  adjacent to Junction 44 on the M1, incorporates 25,000 sq ft of warehouse space and 11,000 sq ft of office space and was owned by Eshton; which carried out extensive refurbishment works to the property.

The unit will facilitate the relocation of Leeds City Council’s Assisted Living Leeds team and under-one-roof service provision, which currently operates from 81 Clarence Road on Leeds Dock.

The move will support the expansion of the Assisted Living Leeds offer in line with adult and health priorities, which currently delivers a range of assistive technology services and equipment for residents across the city, including Blue Badge Assessments and Telecare home monitoring systems for elderly and vulnerable people.

Relocating the Council-operated service from Clarence Road will also unlock a key industrial site for development, providing a prime regeneration opportunity in the city.

James Chapman, managing director at Eshton, said: “Unit 6 matches Leeds City Council’s requirements for a quality location that will improve the delivery of one of its key Assisted Living services, whilst supporting their vision for the future and driving positive change.

“We recognised the huge potential of the site and to have agreed a sale whilst still undergoing our refurbishment works demonstrates the demand for quality commercial space, which is significantly lacking in West Yorkshire. The property was one of a number of sites secured as part of our ongoing acquisition programme.”

Leeds City Council executive member for health, wellbeing and adults, Councillor Rebecca Charlwood, said: “I’m very pleased that the council has invested to provide larger, more suitable accommodation for Assisted Living Leeds. Assistive technology can be hugely helpful in supporting people to live independently. The council’s investment in the Waterside Road site will enable Assisted Living Leeds to continue to provide crucial services while freeing up a key city centre site for redevelopment.”

Sophie Angus at CBRE in Leeds and Tom Asher at JLL in Leeds acted for Eshton, whilst Knight Frank advised Leeds City Council on the transaction.
