Fuel operator chosen for £60m motorway services development

The businesses behind a £60m investment in a new motorway services facility have announced the company selected to operate its fuel station.

Extra MSA Group and Valero (Texaco) are working on completing the M1 J45 Leeds Skelton Lake Motorway Service Area.

Once finished it  will include the Texaco ‘branded’ fuel filling station, together with a food court building, as well as a 100-bedroom Ramada Hotel and extensive parking.  The development is targeted for opening in autumn this year.

Extra has granted a long-term Head Lease to Valero for the Fuel Filling Station, which be operated by Jos Richardson and Son. This company already runs seven filling stations in northern England.

The main forecourt will feature ten retail pump islands serving all four fuel grades, while a separate HGV forecourt will comprise five lanes.

The 4,500 sq ft shop will be branded SPAR. There will also be an off-licence, cash machine and customer parking.

Extra and Valero said the food court building would include a Wildlife Visitor Centre and Business Centre, set within landscaped grounds connecting with lakeside walks and wider local countryside.

“We look forward to the planned opening of Leeds Skelton Lake Services later this year, which in addition to Texaco will include other popular brands – Starbucks, LEON, Burger King, KFC, Harry Ramsden’s, Pizza Express and Ramada, together with additional significant complementary brands to be announced.”

For the three-party transaction, Shoosmiths of Leeds (Edell Asquez in conjunction with Stephanie Bagshaw and Edward Foster) acted on behalf of Extra MSA Group.
